Frequently asked questions
Where does the data come from?
Buy House Smart is built on publicly available real-estate listing data — the same for-sale and recently-sold listings published on major real-estate portals, which originate from MLS feeds. We turn that raw data into the views buyers actually need (commute fit, sold-vs-list premiums, and comparable-based offer ranges).
How current is it?
Key markets are refreshed on a regular schedule. Market Analysis and Comps & Offer also pull fresh data on demandwhen you look up a location, and each view shows a “data as of” date. Listings can still change or sell before our next update — always confirm on the live listing.
Which areas are covered?
The Commute Map currently covers the New York Tri-State area and the San Francisco Bay Area. Market Analysis and Comps & Offer work for any U.S. ZIP, town, or county — pulled on demand.
Is this financial or real-estate advice?
No. Everything here — offer ranges, premiums, property-tax and commute estimates — is for informational purposes only, and is not financial, legal, tax, or real-estate advice. Verify with the listing and a licensed professional before making decisions. See our Terms.
How accurate are the estimates?
Estimates are derived from real sold and listed prices, but they are approximations — data can be incomplete, and every home is different. Treat them as a starting point for your own research, not a guarantee.
Do I need an account? Is it free?
You can use the tools without an account. Sign in with Google (free, no password) to save homes and pick up where you left off. See how we handle your data in our Privacy Policy.
Is this a Zillow or Redfin replacement?
No — it’s a complementary research tool. It surfaces the buyer-side signals those sites don’t emphasize (where homes sell over asking, which homes fit your commute, what a fair offer looks like), built on comprehensive real listing data.
